Thoroughly vetting the condition of a property being purchased includes several architectural and property record issues that CDFM has helped accomplish for many of its clients.

"look before you leap"

The construction history of a building is ideally contained in a complete set of drawings and specifications/tenant standards, beginning with the original building construction documents.  We can help analyze these documents for their completeness and accuracy. CAD format drawings are the most valuable as they lend themselves to a “clean-up” and reformatting into a useful set of property records.  The average office/commercial building will frequently have these drawings in a state of disarray. This is a good place to apply our expertise in electronic file (CAD) documentation. 

Verification of the total building rentable area according to the latest BOMA Standards is usually required to authenticate the claimed area and solidify the rent roll being presented. We have extensive experience in Rental Area Studies which can help prove or disprove the claimed figures from the seller.

Many architectural issues require investigation for a thorough condition report. Current code compliance, i.e. exiting, signage, ADA requirements, use/occupancy, and fire resistance measures are most important. Assessment of the building envelope, surface repair/replacement alternatives and potential remodeling possibilities can also be items of interest. We look at older buildings in light of current design practices, methods and materials, to determine the possibilities for extending the future life of the building.
